 Now completed, the new building located at and named 1350 Main is one of downtown Sarasota's best new residential condominiums. It is ideally located to take full advantage of Sarasota's thriving arts and entertainment. The 2,000 square foot plus units will have bay and city views. The condominiums at 1350 Main have 17 floors with most amenities on the club level at the 6th floor. This fine urban life style will cater to those looking for active downtown living. The amenities level was very tactfully decorated and executed. The pool area is very attractive and situated on the south side of the building to take full advantage of the sun. This building along with The Plaza and 100 Central are a must see for anyone interested in downtown Sarasota.

Admirals Walk

Admirals Walk is a nice lower priced condominium with very nice floor plans located along Clark Road. It is just minutes to the beaches of Siesta Key and I75. Amenities include a gated entry, resort pool, club house and billiards room.

Alinari at Renaissance

 The Alinari Condominiums in Downtown Sarasota are located next door to the Renaissance and across the road from the Van Wezel Performing Arts Center, The Players Theater. The Sarasota Opera House, the Aslo Theater, Ringling Museum and the West Coast Symphony are all just minutes away. The Alinari Condominiums, when complete will offer one, two and three bedroom floor plans and additional penthouse units. Views of Sarasota Bay and the city of Sarasota will be available. Bay Point

Bay Point condominiums on Sarasota's bay front community of Golden Gate Point was built on 1969. This older condominium among many newer building represents a good value for anyone looking for great bay views and desiring this prestigious address.

Bays Bluff

The condominiums known as Bays Bluff is a six story building constructed in 1971. It offers fantastic views of Sarasota Bay. Bays Bluff Condominiums are located just to the west of The Ritz Carlton. Amenities include sauna and pool. Owners at Bays Bluff are permitted one pet.

Beau Ciel

The Beau Ciel condominium built in 2003 by U.S. Assets Group is located on Sarasota’s Bay front next door to the Hyatt Hotel. It is an exclusive and modern building consisting of 44 luxury condominium residences. The modern design exudes luxury from the elegant lobby to the 8,111 square foot penthouse. Amenities at Beau Ciel include a 12,000 square foot residents’ Plaza Club with fitness center, board room, dining room, game room, pool, spa, grill and bar and marina boat slips. Fifty percent of the original sales were completed in the first two months prior to construction and all but four were sold by completion. Maintenance fees at Beau Ciel vary according to unit size. The fees associated with the penthouse are $3,920 per month while the 2,335 square foot units pay $1,227 per month. Pet are allowed.

Botanica on Palmer Ranch

Botanica is a beautiful gated luxury condominium on Palmer Ranch. Each maintenance free condominium features a private garage, Pavers driveway and quality construction. Amenities at Botanica include fitness center, two heated pools, five lakes, catering kitchen, gathering room for social events, out door grilling area and on site management office. The four thousand square foot clubhouse overlooks large preserve area. There are six models, the Cedar, Cypress, Saffron, Sandalwood, Jasmine and the Wisteria ranging in size from 1,621 square feet to 2,288.

Broadway Promenade

Broadway Promenade is one of down town Sarasota's newest properties. Completed in 2007, Broadway Promenade is centrally located along Sarasota’s bay front Cultural Arts District including, The Van Wezel Performing Arts Hall, and the Sarasota Opera. In addition amenities that include a personal concierge and valet to luxurious leisure facilities such as a swimming pool with sun deck, library with billiards, fitness center, his and her saunas and a gathering room, Broadway Promenade has the convenience of an on-site, full-service Publix grocery store and business center. Many of the 187 units at Broadway Promenade have good views of Sarasota Bay. Other units have views over the center court yard.

Central Park

 Central Park Condominiums is located directly on the shores of Hudson Bayou just south of downtown Sarasota. Central Park is a great choice for anyone looking to have boating access near downtown. The units have some views of the Bayou and enjoy the benefits of community boat docks. These units are among the most reasonably priced downtown condominiums.

Citrus Square

 Work has begun on the foundations of Citrus Square in downtown Sarasota. This new development, the first to start construction in downtown in the last two years will be located on North Orange Avenue between 4th Street and Boulevard of the Arts. Citrus Square will feature ground-level retail shops and restaurants, outdoor cafes, green spaces and an open plaza. There will also be two levels of boutique-style condominiums priced from the mid-$200,000s to the $500,000s. The condominiums will be built above the retail spaces. Phase I of Citrus Square is slated for completion in 2008. There will be twenty condominium units in the first phase of development.

City Place at Pineapple Square

 There are many exciting new condominium projects recently completed and in various stages of construction. With all the new buildings there is a need for new retail and Pineapple Square will provide much of the needed new high end retail shop's. Pineapple Square will have 30 to 40 new retail shops at street level and multi-level public parking in addition to it's 276 residences. In all there will be 130,000 square feet of new retail, 172 condominiums, 6 townhouses, and 32 loft units, 600 covered public parking spaces and an additional 400 for residents. Valet Parking will be offered along with a host of upscale amenities including elegantly appointed residential elevator lobbies, large heated pool, poolside grilling area, media room, owner storage area, gathering room, kitchen, fitness center and locker rooms. A major feature is a large central pedestrian breezeway the width of a street and over 30 feet tall. Lined on both sides with retail shops, the breezeway will be protected from weather and light-filled to make it comfortable and inviting to traverse. Another project distinction is that the buildings will “step back” away from the street, increasing daylight at street level. Pineapple Square will feature three new small urban parks and two plazas as public gathering spaces, perfect for outdoor fairs and entertainment. New stores are expected to be a 60/40 blend of major national retailers and local/regional stores offering 80 percent fashion/soft goods and 20 percent dining/entertainment. The eclectic architectural style will add to the authenticity of an urban shopping experience and complement the authentic Main Street Sarasota already possesses. New tenants may include Morton's Steakhouse, Brooks Brothers, Cole Haan, Ann Taylor, Lillie Rubin, and P.F. Chang's.

Cityscape

Cityscape is located on the corner of Main Street and Washington Boulevard. It is a truly unique property in that the building is mostly commercial. There are offices, shops and restaurants in the lower floors and 19 penthouse lofts on the top floor. The concierge is on duty 24 hours a day. Hollywood Twenty is located across Main Street and the Sarasota Court House is located across Washington Blvd.

Condo On The Bay

The Condo On The Bay is as it sounds, directly on the bay. No other condominium in Sarasota has more direct and longer views of Sarasota Bay. Security is very tight and the entrance is gated. A very good choice when view is paramount. Views, security and amenities are among the best. Amenities include two pools, two tennis courts, security entrance systems, concierge at each of the two towers, gated entrance with guard and boat docks. The Condo on the Bay is located within a very short walk to most of Sarasota's best entertainment venues including the Van Wazel Performing Arts Center.

Dolphin Tower

 Dolphin Towers located on Gulfstream Avenue gives owners on the west side of the building views of the bay while the eastern units have views of the city and the Palm Avenue arts district. Dolphin Towers, having been built in 1974 is one of the older buildings along the bay. Prices in Dolphin Towers are well below those of the newer buildings. Units that need updating often provide good opportunities for investors.

Embassy House

Embassy house, a very nice condominium located on Sarasota's Bay Front has fantastic water views. The views from all 68 units are very good. This is a good choice for a full residence looking for easy access to all the city has to offer without the high maintenance fees of the newer condominiums.

Essex House

 The Essex House condominiums on Gulfstream Avenue have nice views of Sarasota's Bay Front. The Essex House condominium built in 1974 has units ranging in size from 990 sq. feet to 1262 sq. feet. The open floor plans are particularly good for a condominium built in 1974 allowing for good views of the water. All units have individual laundry facilities and private balconies. One the roof of this 12 story building you will find two roof-top viewing areas. There are two elevators and a spacious lobby. One the second floor is a heated pool, gazebo and a sundeck. Other amenities include a game room, card room, in-building parking and saunas. Security systems include entry phones ant the front and side entrances, security cameras and gated and secured garages.

Frances Carlton

The  Frances Carlton condominiums are located in the hear t of the art district of downtown Sarasota. These historic condominiums are great values for those looking to have a second home or retreat with direct access to the city.

Golden Bay

Golden Bay condominiums are located on Golden Gate Point along Sarasota's downtown waterfront. each of the ten units in Golden Bay have excellent views westerly over Sarasota Bay and Bird Key. All units are 2130 square feet. Private garages are located under the building.

Grande Riviera

 The Grande Riviera is a new luxury condominium on Golden Gate Point. It was constructed with the finest of materials and is a true example of luxury condominium living. The Grande Riviera condominiums located on the Bayfront at the southern tip of Golden Gate Point is one of Sarasota's newest most exclusive condominiums. These 13 large residences were priced at 1.3 to 3.7 million at Pre-construction. Unit sizes range from 2,860 square feet to 5,582 square feet.

Gulfstream Towers

Gulfstream Towers located along Sarasota’s bay front is one of the older but better condominiums downtown. The units, although built in 1964 have nice floor plans and excellent views of the bay and Marina Jacks. These units are perfect for investors who would consider renovating and reselling. Square footage range from 530 to 1508.

Harbor House

Harbor House condominiums on Golden Gate Point over great views of Sarasota Bay, Bird Key and the beautiful Ringling Causeway. Each of the thirteen units offer direct bay views. These units will be attractive to those who are not interested in renting.

Harbor House West

Harbor House West on Golden Gate Point is a 24 unit condominium with fantastic views of Sarasota Bay, Ringling Causeway, Bird Key, Siesta Key, Lido Key and Longboat Key. It is located on the western side Golden Gate Point. Two and three bedroom units are available at Harbor House West ranging in size from 1,354 and go up to 1,823 square feet. rentals are not allowed at Harbor House West.

Harbor View

 Harbor View condominiums located on downtown Sarasota’s prestigious Golden Gate Point provides spectacular waterfront views of Marina Jacks, the city skyline and the harbor. Private docks are offered in addition to a pool and private balconies. Enjoy the incredible views of Sarasota bay, Marina Jacks and downtown.

Hudson Crossing

 Hudson Crossing is a new condominium located directly on Hudson Bayou consisting of 12 units with private garages and deep water boat docks. Amenities include a heated pool and spa, extra pool side storage areas and private elevators that open directly into each of the spacious 2,500 square foot units. Every unit has a private balcony with view of the water. Hudson Crossing is a great place for serious boaters that are looking to be close to Sarasota's vibrant downtown.

 Kanaya

 Kanaya is a 35 unit, health inspired, exclusive residential complex situated in downtown Sarasota, Florida. Conveniently located at 505 South Orange Avenue, the structure design features an intelligent balance of feng shui principles and incorporates healthy "Eco$mart" building techniques. Unit sizes range from 2,655 to 3,026 square feet.

 LaBellasara

LaBellasara condominiums on Golden Gate Point in Sarasota will be complete in early 2006. It is sure to be one of downtown's most desired properties. The views of Sarasota Bay and Marina are fantastic. La Bellasarra with it's large residential condominium units is one of the best per square foot values on the waterfront. Many of the condominium units at LaBellasara are in excess of 3,000 square feet. Prices are in the 2 millions.

Lawrence Point

Lawrence Point condominiums in Sarasota is located just west of the Ritz Carlton on Sarasota's Bayfront. The views from these three condominium build are fantastic. Each of the buildings are built directly along the shore of the bay with every unit having direct views of the bay, the new Ringling Causeway, Lido and Longboat Keys. Lawrence Point is a gated community. The pool area is also located directly on the Bayfront. Floor plans in Lawrence Point Range from 1560 to 2838 square feet.

Le Chateau

 The Le Chateau condominium on Sarasota’s Bay Front is located in an ideal location for big water views. Le Chateau is directly on the bay and next door to the Ritz Carlton and across fro Golden Gate Point. Enjoy open water views of Sarasota Bay all day, sunsets and night views of the lights of Lido Key and the new bridge on Ringling Causeway. Unit sizes from 805 sq. feet to 2500 sq feet.  Marina Tower

Marina Tower is located directly across from Marina Jacks and Sarasota's Bay Front. The views are dramatic. Having been built in 2001, Marina Tower is one of the newer condominiums with units averaging more than 2000 sq feet. The penthouse unit is 5815 Sq feet.

Marquee en Ville

Marquee en Ville in downtown Sarasota, located at the corner of Cocoanut and Fruitville Roads is a private enclave of 29 luxury Town Homes nestled in the heart of downtown Sarasota. Marquee on the Bay

 The developer Sam Hamad indicating his commitment to build Marquee on the Bay has been quoted as saying “The building is going up, and there’s no power on Earth that can stop it.” The building which will be located at 1301 Main, the prior location of Pino’s Restaurant has sold five units and construction is expected to begin shortly after selling two additional units. The building design has been modified from it’s original design to better fit the changing market. The design has been lowered by three floors and some of the units have been reduced in size. Originally the plans called for one unit per floor and now some floors will have multiple units. Unit prices have also been modified to range from $1.6 million to $2.5 million. Original pricing was $3.5 million to $4.5 million. Some pent house units of roughly 5,000 square feet will still be offered in the $4,000,000 plus range. The building will offer an impressive list of amenities and distinctive urban architecture. When complete, Marquee on the Bay promises to bee one of downtown Sarasota’s best. It’s unique location offers unobstructed views of Sarasota bay and direct access to the shopping, entertainment and restaurants of Main Street, Palm Avenue. No other new building offers all this.

 One Hundred Central

 The One Hundred Central condominium on the corner of Central Avenue and 1st Street just north of Main is located in the heart of downtown Sarasota. It is next door to many restaurants, the library, Golden Apple Theater and the Opera House. One Hundred Central consists of 95 residences and some commercial space. The development is anchored by Whole Foods Market, the world's largest retailer of organic foods. Starbucks, Pino's Restaurant and many other shops are also located in the building. One Hundred Central epitomizes the downtown Sarasota lifestyle that is so highly sought after. I have spoken with many of the residents and they have all indicated their immense satisfaction with their decision to make One Hundred Central their home.

One Watergate

 One Water gate is located directly next door to the Ritz Carlton. To get to One Watergate it is actualy necessary to drive into the entrance of the Ritz Carlton. Views include down town city views as well as Marina Jacks, Golden Gate Point, Bird Key, Sarasota Bay, the Ringling bridge and the Ritz. These units are among the least expensive in the area. The potential for appreciation is excellent.

Orange Blossom

Orange Blossom, located in downtown Sarasota on the corner of Main Street and Palm Avenue is one of a kind. Built in 1926 and rehabbed in 2000, Orange Blossom enjoys the unique benefits of Federal tax credits arising from its historical designation. Square footage of the nine units range from 3954 to 7188. Each of these large units occupy an entire floor with the penthouse occupying the top two floors.

Phillipi Landings

 Phillipi Landings condominiums in Sarasota are located along the shores of Phillipi Creek providing nearly direct access to Sarasota Bay. These large Mediterranean residences offer all of the finest touches and luxurious finishes. The spacious floor plans run from 1,706 square feet to 2,530 square feet.

Phoenix

 The Phoenix located on Sarasota's downtown waterfront at Golden Gate Point is a newer residential condominium with modern lines and large Residential units. There are only two units on each floor all with fantastic views to the west over Sarasota Bay towards Bird Key and the Ringling Causeway.

Plaza @ Five Points

 The Plaza @ Five Points was completed early in 2006 is already one of my favorite condominiums in Sarasota's fantastic downtown. The location is perfect for anyone wanting to take full advantage of Sarasota's thriving downtown arts and entertainment offerings. Whole Foods Market is located on the same block as well are many restaurants, galleries and shops. Starbucks, Patrick’s restaurant, the library, the Golden Apple and First Watch are all located directly across the street. The lifestyle afforded by the design of The Plaza is unique in Sarasota. Residents at The Plaza will enjoy the beautiful city and bay views from the amenity level with rooftop pool, Jacuzzi and outdoor patio. Additionally, residents will enjoy the benefit of the commercial space within the building where they may set up their own corporate headquarters and conduct their personal banking. Though valet parking is available at The Plaza, a car is scarcely needed. In fact, living at the Plaza is the Sarasota equivalent of living on 5th Avenue along New York’s Central Park or on Michigan Avenue in Chicago. There is even a outdoor pavilion with a fireplace. The 16 story building contains a mix of 50 luxury condominiums, 87,000 square feet of Class A office space and 15,000 square feet of retail. The 50 luxury units range in size from 1,595 to 2,356 square feet.

Regency House

The Regency House located along Sarasota's bay front was build in 1972. The Regency House is very recognizable due to it's dramatic circular "gear" design. Views vary greatly as each unit is located in circular fashion around the buildings center. Some units have direct views of the bay while others, the city. With only annual rentals being permitted The Regency House is not a good choice for a second home or rental property but it is a good choice for residential living. The location is great and the views are very good from the bay front units.

Renaissance

The Tower Residences at the Ritz Carlton in downtown Sarasota is a good as it gets. Residents enjoy the full amenities and services of the five star Ritz Carlton hotel 24 hours per day. Each of the condominium units offer full bay or city views. This 17-story, luxury tower offers 80 exceptional residences, including 72 from 2,800 to over 3,700 square feet of living space, and eight elegant penthouses, ranging from over 4,600 to over 5,200 square feet of living space.

Rivo at Ringling

 Rivo at Ringling is a high-rise condominium located at the heart of downtown Sarasota. This distinctive 15-story building features 92 two-three bedroom residences ranging from 1,500 sq. ft. living area, as well as 14 penthouse residences on the top three floors, each providing over 3,000 sq. ft. living area. Royal St. Andrews condominium is located along the Bay Front of Sarasota directly across from Marina Jacks. The views from these condominium units are among the best. There are 58 units in this well designed building. Each of the floor in the building has only four units. The building has been very well maintained. The common elements were updated and in 2005. Unlike many of the other condominiums on Gulf Stream Avenue all of the condominium units at Royal St. Andrews face west toward the bay waters. There are no units with city views. The views include City Island Park, the bay waters, Big Pass, Siesta Key, Bird Key, Lido Key, Marina Jacks, the marina, the Ritz Carlton and the beautiful new Ringling Causeway bridge.

San Marco

The new six story building bearing the name San Marco has 23 condominiums units encompassing 11 different floor plans. As with many of Sarasota's new condominiums there is commercial space on the bottom floors featuring a cafe and boutique shopping. Secured and covered parking is also available. San Marco is located on the East side of Tamiami Trail and has bay views overlooking Sarasota's cultural district.

Sarabande

 The Sarabande condominiums on Sarasota's Bayfront has it's entrance on Palm Avenue. All the unts have views of the fantastic views of the Bayfront from Gulfstream Avenue. Sarabande was built in 1998. The size of these condominium units range from 1774 sq. feet to 5751 sq. feet. The monthly maintenance fees are well over $1000 per month and are based on the size or floor plan. There are 9 distinct floor plans of various sizes and a penthouse of 5751 sq. feet.

 Sarasota Bay Club

 If the Ritz Carlton created retirement condominiums, they would be called; Sarasota Bay Club. This is absolutely the finest in luxury retirement living offered in Sarasota and all located in the heart of Sarasota's bay front entertainment and arts district.

Savoy

The Savoy on Palm is an interesting new contemporary condominium in downtown Sarasota. It's Palm Avenue location hints at the exclusivity that is offered by the numerous luxury amenities, including concierge and spacious two story lobby. Other amenities include state of the art health spa, gathering salon, catering room, library, guest suite and lounge. Within a very short walking distance to Savoy, you will find many art galleries, restaurants, shops and entertainment venues including Burns Court Cinema.

St. Regis

The St, Regis condominiums consist of 13 modest condominium units located on Gulfstream Avenue among some of downtown's finest residential towers.
